CLM Design

FREQUENTLY ASKED QUESTIONS

What services do you offer?

We provide an architectural design service including concept design, multiple floor plan options, planning and building regulation drawings for home extensions and some commercial projects.

Separately, we provide timber frame ‘off-site’ design for larger housing and commercial schemes.

Who will you work with?

We are a husband-and-wife team made up of two business components; architectural projects that is run mainly by Lauren and timber frame that is solely Ceri.

Customer service, professionalism and creativity is hugely important in what we do but our main aim is to make the client feel at ease without overly complicating the process.

Please have a look at some of our client testimonials for more insight.

What is the architectural process?

The timeline can vary depending on the complexity and size; however, the following process is typical for most projects –

1. Free initial telephone consultation to generate a comprehensive quotation for your project.
2. Once appointed; a dimensional survey and meeting to discuss your requirements at your home.
3. 2-3 concept plans 7 -10 days following the survey with virtual meeting to discuss the various options.
4. Full planning drawings 5-7 days following client feedback with planning application, management of planning process.
5. Technical/construction phase of drawings to provide to your builder, 5-7 days after the planning application is submitted.
6. Recommended builder contacts, structural engineers, interior designers if required.

How much does it cost?

There is no set fee for our architectural services as there are a number of factors which may contribute to the amount of time commitment on a project:

  • Complexity and size of existing property.
  • Whether planning approval is required of whether the changes can be carried out under permitted development.
  • The complexity of the scope of works. Whether the client wants multiple extensions for example.
  • The amount of input the client requires such as multiple meetings.

Please get in touch to discuss your project to generate a comprehensive quote.

Do you offer 3D drawings?

We are in the process of incorporating 3D modelling into our service with the aim of being able to provide this during 2024.

What are the planning and building control fees?

Basic householder planning is currently at £206 per application (possible increase 2024) and building control fees vary depending on the size of the project and local authority/private firm appointed.

Local Authority fees are paid by the client and more information can be advised on a project per project basis.

Can I carry out my own survey and save costs?

All surveys are carried out by a member of our team which includes full dimensions and important information such as external levels, drainage, meter locations, boiler location etc. (often expensive elements to alter/move).

Some online companies offer drawings based on historic estate agent dimensions for example, but it is vital to ensure that all information is 100% accurate and fully considered to enable proposed designs to be attainable in reality.

This reduces onsite challenges/compromises that can be both costly to put right and detrimental to the build programme.

Is planning required and is approval guaranteed?

Not all projects require planning permission depending on the scope of works or property location.

Projects located in a conservation area or often new build properties will require planning permission as the permitted development rights are removed.

The criteria can sometimes be confusing so we will advise at the initial free consultation whether planning is required.

Planning is never 100% guaranteed, but we have expert knowledge of the local area and other than an occasional minor tweak to plans throughout the planning process, we have a 100% planning success rate.

Timescales for planning approval are typically 8 weeks from the date of the application submission but vary by different local authorities.

Do you provide structural calculations?

We are not structural engineers and therefore cannot provide you with the calculations; however, structural input is annotated clearly on our drawings to make sure beams and columns etc. are incorporated by the separately appointed structural engineer.

We provide our clients with recommendations rather than including structural input into our fee proposal.

This ensures complete transparency so that you only pay for the structural engineer’s input without a hidden admin charge included in our pricing.

Do you provide builder’s quotations?

We are not affiliated with any builders, structural engineers, interior designers, local trades etc. and as a result we do not tender for these additional services.

We like to keep things simple ensuring that recommendations come from a place of good service, quality workmanship and professionalism.

We strongly believe in supporting local. So, if you are a local builder, tradesman or professional who has provided exceptional service and quality to any of our past and present clients; your contact details will be passed on via our recommendation process.

What do we ask from our clients?

We ask what any small family business would when trying to juggle work, home life and everything in between!

  • Commit to the process. If you book us in for a survey/design slot at a busy time for your family, consider whether this would be the right time to think about a home renovation project. Our projects are carefully scheduled taking into account programme and cashflow, so if you don’t have time to think about the design options, lets move you back a few weeks until things settle down a little and allow another project to be booked in ahead of you.
  • Pay invoices on time. We are incredibly lucky to have such wonderful clients that understand prompt payment makes life so much easier. Thank you.
  • Client photos – we really appreciate the number of very generous clients who let us come back to take final photos that we can use on our website and social media pages. If you prefer not to be involved, no problem! Just let us know at our first consultation or meeting. All information is completely anonymous.

How do we get started?

Complete the form on the ‘contact us’ page providing as much information as possible and member of our team will call you back to discuss your project’s scope of works, budget and timeline.

We look forward to hearing from you.

Testimonials

Lauren designed our kitchen reconfiguration, which was completed earlier this year. We cannot thank her enough for the well-thought-out planning, care and attention to detail.

Lauren considered our own ideas and also had great suggestions for how we could optimise the space we already had, making use of it to best suit our needs. We recommend Lauren to all our friends and family and we are over the moon with the finished result

Amy, Whitley Bay

Working with Lauren has been a dream. From the first conversation Lauren was focused on our world, our family and how the space could be maximised to suit us.

She listened and suggested ideas, talked through mood boards and the designs to ensure we were happy with everything. Thanks Lauren, you’re a star!
